With many Landlords preferring to register their properties with several estate agents when seeking a new tenant, choosing an Agent is not really an issue – although recently more and more letting agents will offer a more competitive fee, depending on whether the Landlord is prepared to give them “sole agency”, or not.

Valuation
Most professional landlords are fully aware of the market value for their property, but if you are not experienced, we recommend seeing 2 or 3 estate agents to seek their advice regarding a suitable monthly figure to ask. Valuations are generally free and offered without obligation – so, with the exception of an investment of a bit of your time, there is no “downside” to speaking to several people during the landlord rental process.

Fees
Generally this depends on the service required by the Landlord. Silverman Black Group Limited are registered with the Property Ombudsman Scheme. Silverman Black is registered with the Deposit Protection Scheme and all security deposits are held with the Government backed scheme (DPS).

Tenant Find
At Silverman Black, we offer a selection of lettings packages – tenant find, rent collection and fully managed – please see our fees table for our rates.
Our Tenant Find service is ideal for clients who either live locally or are able to look after maintenance issues at the property themselves – with Silverman Black conducting all of the marketing, viewings and tenant qualification process, completing the referencing and AST paperwork with the tenant, lodging the deposit with the DPS and (if required) organising the inventory/check-in meetings. Essentially, we run the process for the landlord until the day that the tenants move in – but the monthly collection of rent and ongoing maintenance/annual gas safety check remain the landlords responsibility.

Rent Collection
Our Rent Collection service is perfect for clients who might feel uncomfortable chasing up late rent payments. There is a sizable amount of evidence to suggest that Landlords often struggle with this element of the business – with private landlords regularly being a few months “behind” on rent owed to them! At Silverman Black, although we try to handle each case sensitively, we deal with late rent payments directly within 24 hours of the due date. In essence, we provide all of the services detailed above as part of our tenant find service, but additionally we deal with the monthly rent payments, whilst the landlord deals with any maintenance/safety issues.

Fully Managed
Our Fully Managed service does “what it says on the tin” and is ideal for clients who live a distance away from their property, or who would rather not be involved on a day-to-day basis. We find the ideal tenant, run the whole process of getting the tenants moved in, gather the monthly rent and also deal with both maintenance issues and, importantly, such things as the annual gas safety check. We have a full list of contacts from appliance repair engineers to plumbers and general builders to pest control experts – so we can handle almost any situation that you can imagine. Our process is to get quotes for any outstanding jobs that are needed, and once authorised, have these works done – with the exception of urgent repairs, where if “time is of the essence”, we act first and the rest out later!

Marketing
Once the property is on the market, we will produce full colour property details, which will be circulated to all our prospective tenants, ensuring the maximum exposure for your property, during the house rental process. Being represented on all the major web-portals, we aim to drive as many tenants to your property as possible, ensuring that the highest possible rental return is achieved.

Offers
As your estate agent, all offers will be reported to the Landlord immediately and on their merits, and, after referencing, the Landlord’s decision about the rental will be final.

Insurances
Gas and Fire Regulations: As your estate agent, we are always happy to give free and impartial advice in relation to either Landlord’s Insurance or your legal obligations in the property rental process.
