Searching
The search for a new place to live tends to start online, with sites like Rightmove, Zoopla and OpenRent (among others) combining thousands of properties to search through, but you’re always welcome to pop into a branch to register your details and interest in person. Start with the widest criteria possible, the location, price and a number of bedrooms is a good start, and then whittle down your options from there.

Viewing
When you come across a property you like the look of, its always best to book a viewing as soon as convenient. The rental market is a fast moving landscape, some properties are let within a week of going live, so getting in there early is always advisable to make sure you don’t miss out.

Offering
Once you have found a place you want to move into, the next step is to put forward an offer, with most agents having an offer form to fill out to present to the landlord.

Next steps
Once your offer has been accepted and the holding deposit is paid, you will undergo referencing, where they will check your financial affordability to rent the property, along with identification, right to rent checks and personal/professional references.

Moving in
Once you have successfully passed through referencing the agent will confirm your move in date and the start of your tenancy. On or around this date, you will almost always have a check-in where your agent introduces you to the home, and runs through the inventory with you, confirming the condition of the property, and the state that the property will need to be returned in at the end of your agreement. Once you have signed the paperwork and they hand you the keys, you have a week to inform the agent of any discrepancies that come to light that may have been missed during the check in.

For clarity and in the interests of “openness” when looking how to rent house, Silverman Black always employs external inventory clerks to check clients in & out of properties, and lodge all tenants’ deposits with the Government bonded Deposit Protection Scheme (DPS).
Silverman Black Permitted Lettings Fees for Tenants
To secure a Rental Property Tenants must pay the equivalent to one week’s rent in order that referencing may be undertaken. This is to reserve the property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). If references are approved this one week’s rent is then off set against the first month’s rental, subject to satisfactory references being obtained.
A Security Deposit is payable (per tenancy) of five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy and applies to Assured Shorthold Tenancies (AST)
If any changes to the tenancy are required during the tenancy there is a fee applied of £60 inc VAT for each change. This applies to change of name or change of term during the term of the tenancy.
Lost Key(s) or other Security Device(s). Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
