The Letting Process for Tenants
Silverman Black Permitted Lettings Fees for Tenants
To secure a Rental Property Tenants must pay the equivalent to one week's rent in order that referencing may be undertaken. This is to reserve the property. Please Note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing. If references are approved this one week's rent is then off set against the first month's rental, subject to satisfactory references being obtained.
A Security Deposit is payable (per tenancy) Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy and applies to Assured Shorthold Tenancies (AST)
If any changes to the tenancy are required during the tenancy there is a fee applied of £60 inc VAT for each change. This applies to change of name or change of term during the term of the tenancy.
Lost Key(s) or other Security Device(s). Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
